Is 1420 W Cypress a better flip or a rental?

Flip, on these numbers. It is closer than the headline suggests.

The flip nets $71,200 on a six month hold, a 30.9% ROI. Held as a rental it produces $438 a month after PITI, vacancy at 6% and reserves, for a 7.2% cap rate. Respectable for Hillsborough, but it takes eleven years to match what the flip returns this year.

Two things would change my answer. Rehab is the sensitivity: at a 20% overrun the flip falls to 24.1% and the gap narrows. And the ARV rests on four comps inside 0.4 miles with a price per sqft spread under 6%. Tight, but if the two Cypress St comps are the same builder, that is really two data points rather than four. Worth a drive by before you commit to the number.

The 1961 build with a condition 2 rating is where I would expect the overrun to come from, likely cast iron waste lines and a panel that will not pass. I have not priced either. The $58,400 is a cost per sqft band, not a scope.

Who is KeyRise for?

Brokers, agents, investors and wholesalers. The common thread is volume. KeyRise earns its place when you are working more opportunities than you can underwrite by hand. If you buy one property a year, a spreadsheet is genuinely fine.

Where does the property data come from?

Licensed property data providers, public county records, and MLS feeds where we have access, combined and deduplicated onto a single record per property. Every field carries its source, so we can always show where a number came from and what its licence permits us to do with it.

That lineage is not bookkeeping. Some sources may be displayed but not used for outreach, and KeyRise enforces the distinction automatically rather than trusting anyone to remember it.

Can I analyze properties I already found?

Yes. Enter an address and KeyRise underwrites it the same way it underwrites something it sourced: comps, ARV, rehab band, all four exit strategies, and an Opportunity Score. Sourcing is how most deals arrive, not a condition of using the analysis.

How does the Opportunity Score work?

It is a deterministic score from 0 to 100, built from weighted factors: equity position, distress signal strength, ownership duration, occupancy, condition and age, spread against ARV, and fit to your buy box. Every score ships with its breakdown, showing each factor's weight, its value, and the points it contributed.

When a factor cannot be evaluated for lack of data, KeyRise renormalizes across what it does know and tells you what was missing, rather than scoring the gap as a zero. Two investors with different buy boxes will see different scores on the same house, which is the point.

Does KeyRise replace my CRM?

For acquisitions, yes. Leads, conversations, stages and outreach live on the property record, which is what a general purpose CRM cannot do. If you run a brokerage on a CRM that also handles listings and transactions, teams typically keep it and use KeyRise for the acquisition side.

Does KeyRise support text, email and voice outreach?

Yes, all three, drafted by the system and sent from the deal record. Every message passes a compliance check before it can be released, and a person approves it. Automated calls and texts additionally require a recorded opt in from that owner. Cold email is permitted without one, subject to CAN SPAM.

Owner contact details are never exposed. Outreach is brokered through KeyRise, so you reach the owner without ever holding their number.

How do I get access?
